Representing the Seller

The many responsibilities of representing the seller include pricing, staging, and marketing; conducting market analysis, preparing property disclosures, coordinating professional photos/tours, and more.  One item that is often overlooked or approached with a "we will address that when we come to that bridge" is the home inspection.  That is when all the issues of the home will come to light, and both the homeowner and agent keep their fingers crossed, hoping for the best

 

Go ahead and Google it.  Some sources indicating a significant portion of overall deal fall-throughs (potentially over 70%) are linked to inspections or repairs, though overall transaction cancellations range from 5% to over 15% depending on market conditions and timing. Most deals with inspection issues try to renegotiate, but major problems or seller uncooperativeness often lead to cancellation, especially with inspection contingencies in place.

If you are an agent, you already know this option to tackle the issue   A home sale pre-inspection (or pre-listing inspection) is when a seller hires a professional inspector to evaluate their property before listing it, identifying issues that can be fixed or disclosed upfront to prevent deal-killing surprises, price drops, or delays during the buyer's inspection period, ultimately leading to a smoother, more transparent sale. This proactive step gives sellers control, allows for informed repair decisions, and builds buyer confidence. 

 

Providing a potential buyer with a pre-inspection and repair completion invoice promotes transparency, builds buyer confidence, and can expedite the selling process.

Just like you would not want to purchase a car that has an oil leak or broken air conditioner, your buyers do not want to inherit problems with their new home.  That's it!  They expect to enjoy home ownership, not be burdened with the problems associated with it.  Buyers of often faced at the negotiating table with making crucial decisions...what issues are relevant, which ones can I afford to compromise on?  Having someone on your buyer's side to get a professional opinion to form your Buyer's Repair Addendum from, or even a secondary repair cost analysis on an inspector's findings is important to making informed decisions about how to move forward with the purchase.

The Exterior

The home's exterior is its protective shell against the elements of nature.  The chances are high that there is something that has taken its toll from nature's wrath.  Issues with wood rot (dry rot), microbial growth, siding, roof, moisture/water penetration or leaks, windows, foundation, gutter, fences, or landscape trees and shrubbery are just some of the items an inspector will look for.

The Interior

The home's interior is what where our activities and comfort happen.  Most families spend most of their time inside their homes.  Years of accidental damage, appliance breakage, honey-do's gone bad, substandard repairs, changing building codes, etc. can cause an inspector to make a notation of an issue he sees.
